Plan the turnover around the next arrival
A turnover is both cleaning work and a readiness check. The next guest needs the promised space, clean linen and the agreed essentials available at check-in. Airbnb’s ground rules for home hosts require cleanliness before check-in and cleaning between stays. This is an independent JanitorMath worksheet; Airbnb has not approved or endorsed it.
Start with access and a condition check. Note anything that changes the workload or needs the host’s decision. Start on-site laundry early when appropriate, then work through cleaning while the machine runs. Keep the elapsed laundry time separate from active work such as stripping beds, loading, folding and making beds. Those hands-on steps belong in cleaner-minutes.
Use the available-window field for the time between permitted access and required readiness. If checkout is 11:00 a.m. and the property must be ready at 3:00 p.m., the nominal window is 240 minutes. If access starts 30 minutes late, reduce that window to 210; the original calculation cannot account for the delay unless you update it.
A turnover checklist by area
- Arrival: confirm access, inspect agreed areas, separate lost property, identify unusual work and start the agreed linen process.
- Kitchen: address used dishes, sink, counters, agreed appliances, food and waste according to the host’s instructions. Check cupboards for the inventory the host actually provides.
- Bathrooms: clean the specified fixtures and surfaces, place clean towels and count the agreed toiletries.
- Bedrooms: remake beds with clean, dry linen and check the room against the host’s documented setup.
- Living areas: clean accessible surfaces and floors, replace moved items where agreed and check presentation.
- Final inspection: verify the completed scope, shortages and access arrangements, then communicate unresolved issues before the next arrival.
Why laundry can set the earliest finish
Invented example: 210 cleaner-minutes, two cleaners, a 120-minute laundry path and a 15-minute buffer. The ideal shared cleaning time is 105 minutes. The model uses max(105, 120) + 15 = 135 minutes. Within a 180-minute window, that leaves 45 minutes of arithmetic headroom.
If two sequential loads require a 190-minute laundry path, the allowance becomes 205 minutes, exceeding the window by 25 minutes. Adding a third cleaner does not shorten those machine cycles.
Enter the expected elapsed time until the required clean linen is available, including sequential loads and transfer delays. If a clean spare set is already available and same-visit laundry is not required for readiness, enter zero for the readiness laundry constraint and describe the separate laundry arrangement in your notes.
This simplified allowance is a lower-bound planning aid. Bed making after linen becomes ready, limited machine capacity, room access and other dependencies may require extra time. Increase the buffer or build a more detailed schedule when those steps cannot overlap. Do not use the green indicator as an automatic “ready for check-in” signal.
Turn “restock” into a countable task
“Check supplies” is difficult to verify. Specify a target for the property and reservation, then record what is missing. The values below are invented to show the method, not Airbnb requirements or recommended stock levels. Hosts should define their own minimums and safe storage.

Put the counts in the restocking task’s note. If stock is unavailable, mark the task blocked and record who needs to act. A cleaner cannot solve an empty supply cupboard by checking a box.
Make the handover easy to act on
Use one plan per property and visit. Save a completed PDF containing task statuses, shortages and outstanding work. Record the person responsible for resolving issues in a task note if appropriate, but avoid access codes and guest personal information. If the host requires photos, follow the agreed reporting and privacy process; this planner does not capture or upload images.
Before reuse, preserve the previous visit’s file, update the date and window, reset completed tasks and reassess the property. A repeating template saves preparation; it does not prove the next turnover needs the same time.
Common turnover questions
Is this an Airbnb compliance certificate?
No. It is an independent planning worksheet. The host remains responsible for their listing, applicable rules and actual readiness.
Are the example minutes based on my bedroom count?
No. They are illustrative task inputs. Duplicate or rename tasks and replace the minutes after assessing beds, bathrooms, linen, condition and access.
Can I assign work to individual cleaners?
Put the agreed owner in the task note. The crew setting only divides total effort for the ideal allowance; it does not create assignments or an optimized schedule.
How the time budget works
Enter total cleaner-minutes for each task. If two people spend 15 minutes on a task, enter 30, not 15. Included tasks contribute to the full visit budget even after you mark them done. The remaining-work figure excludes completed tasks but retains blocked work. “Not in this visit” removes a task from both the time budget and completion count; it is a scope decision, not a successful completion.
The ideal allowance is the sum of included cleaner-minutes divided by crew size, rounded up after adding the elapsed buffer. For the turnover planner, the calculation first takes the larger of that shared cleaning time and the laundry elapsed time, then adds the buffer. It assumes laundry can overlap the cleaning. It does not automatically schedule dependencies, equipment sharing, breaks or drying. More crew members do not necessarily make a small bathroom or a single washing machine faster.
The task times loaded on this page are invented example inputs, not a surveyed average, production standard or a promised duration. Replace them after assessing the property. A green time budget says only that the arithmetic fits. It does not certify that the property is ready, safe or clean.

Choose products for the surface and the job
Cleaning and disinfection are different tasks. Where a disinfectant is required, follow the product label for the surface, preparation, dilution and contact time. Never mix products unless their directions explicitly allow it. The EPA’s disinfectant guidance is the supporting source for these product-use points; it does not supply this planner’s task times.
Flag damaged materials, suspected mold, sharp objects, bodily fluids, inaccessible areas or other work outside the agreed scope. Record the issue and arrange an appropriate response with the responsible person. A general checklist is not a specialist remediation, medical-facility or hazardous-cleanup procedure.
